Core Lawn Aeration in Farmington, CT
David's Landscaping provides professional lawn aeration in Farmington, CT and the surrounding towns of Avon, West Hartford, Simsbury, Southington, Collinsville, Burlington and more. Compacted soil is the most common problem holding back lawns in the Farmington Valley. Core aeration pulls plugs of soil out of your lawn so air, water and nutrients can reach the roots again. We only do true core aeration, never spike or liquid "aeration." We pair it with overseeding and dethatching when your lawn needs them, and we back our work with a guarantee. We're a family-owned, licensed and insured company (CT HIC# 0670708) with more than 15 years of experience.

What Core Aeration Does for Your Lawn
Over time, foot traffic, mowers, kids, pets and Connecticut's clay-heavy soils pack the ground tight. Compacted soil squeezes out air, sheds water instead of absorbing it, and keeps roots shallow, so your lawn thins out, browns up in summer and lets weeds in.
- Relieves compaction so roots can spread out and grow deeper.
- Lets water soak in instead of running off or puddling.
- Gets oxygen to the roots, which they need to grow.
- Improves seed-to-soil contact for overseeding.
- Helps break down thatch as the plugs return soil life to the surface.
Signs Your Lawn Needs Aeration
- Water puddles or runs off instead of soaking in.
- The soil is hard. A screwdriver won't push in easily.
- Thin, patchy grass, especially in high-traffic areas.
- Kids, pets or regular foot traffic on the lawn.
- A newer home where construction equipment compacted the soil.
- A spongy layer of thatch over half an inch thick.
Core vs. Spike vs. Liquid Aeration
Not all "aeration" is the same. Core aeration pulls out actual plugs of soil 2–3 inches deep, which gives the compacted ground room to relax. A spike aerator just pokes holes without removing anything, and in clay soil it packs the walls of each hole even tighter. Liquid aeration is sprayed on and doesn't physically relieve compaction at all.
What Happens to the Plugs?
We leave the soil plugs on the lawn, and that's on purpose. They break down in the rain and with mowing, returning soil and microbes to the surface that help decompose thatch. Your lawn looks normal again in about one to two weeks.
When to Aerate Your Lawn in Connecticut
The best time to aerate a lawn in Connecticut is late August through early October. Connecticut's cool-season grasses respond best in fall, when roots are actively growing, the soil is still warm for seed, and crabgrass has stopped for the year.
- Fall (late Aug – early Oct): best results, and the ideal time to overseed.
- Spring (April – May): available on request, but not our first choice. Opening the soil in spring can also give weed seeds a place to sprout.
- June – July: heat and dry soil stress the lawn, so we schedule these requests for fall.
How Often Should You Aerate?
| Lawn | How often |
|---|---|
| Heavy clay, high traffic, pets or kids | Every year |
| New construction (first 3–5 years) | Every year |
| Average Connecticut lawn | Every 1–2 years |
| Sandy soil or light use | Every 2–3 years |
Aeration and Overseeding: The Fall Lawn Combo
If your lawn is thin, the best time to overseed is right after aeration. Seed falls into the holes, where it stays moist, gets direct soil contact and is protected from birds and runoff. Germination is dramatically better than seeding on hard ground. If thatch is thicker than half an inch, we dethatch first so water and seed can reach the soil.
- New seed needs light, frequent watering, short and often rather than one long soak, for the first two to three weeks.
- No sprinkler system? We offer a temporary above-ground irrigation setup for an additional cost to keep new seed moist while it establishes.

Before Your Aeration Day
The aerator pulls plugs 2–3 inches deep, so anything buried shallow can get hit. Please mark everything buried in your lawn before we arrive:
- Mark: sprinkler heads and valve boxes, invisible dog fence lines, landscape lighting cables and any shallow utility or cable lines.
- Unmarked lines aren't covered. Damage to anything that wasn't marked is not our responsibility.
- Clear the lawn. Please move toys, furniture, hoses and other items. For liability reasons, our crew does not move customer belongings.
- Weather may shift the date. Soil that's bone-dry or waterlogged doesn't aerate well, so we may reschedule.
Our Aeration Guarantee
How Much Does Lawn Aeration Cost?
Every aeration quote is individualized. The main factors that affect the cost of lawn aeration are:
- Lawn size: the biggest factor.
- Terrain and access: slopes, gates and obstacles.
- Overseeding: seed type and amount, if added.
- Dethatching: if thatch needs to come out first.
- Temporary irrigation: if you don't have a sprinkler system.
Bundling aeration with overseeding is the most cost-effective way to thicken a thin lawn.

Lawn Aeration FAQs
When is the best time to aerate a lawn in Connecticut?
Late August through early October. Cool-season grasses are actively growing roots, the soil is warm enough for seed, and crabgrass has stopped for the year.
Can I aerate in the spring?
Yes, on request, in April or May, but fall gives better results. Spring aeration can also open the soil to weed seeds.
Can you aerate in the summer?
We schedule June and July requests for fall. Summer heat and dry soil stress the lawn, and the results aren't as good.
How often should I aerate my lawn?
Every year for heavy clay, high traffic, pets, kids or new construction. Every one to two years for an average Connecticut lawn, and every two to three years for sandy soil or light use.
What's the difference between core and spike aeration?
Core aeration pulls plugs of soil out so the ground can relax. Spike aeration just punches holes and can pack clay soil even tighter around each hole. We only do core aeration.
Does liquid aeration work?
Liquid aeration doesn't physically remove soil or relieve compaction the way core aeration does, so we don't offer it.
Should I pick up the plugs after aeration?
No. Leave them. They break down in the rain and with mowing, returning soil and microbes to the surface that help decompose thatch. The lawn looks normal again in about one to two weeks.
Should I overseed after aerating?
If your lawn is thin, yes. Seed that falls into the aeration holes stays moist, gets good soil contact and is protected, so germination is dramatically better.
Do I need to dethatch before aerating?
If thatch is thicker than about half an inch, dethatching first helps water, nutrients and seed reach the soil. We'll check your thatch when we quote.
What do I need to mark before aeration?
Sprinkler heads and valve boxes, invisible dog fence lines, landscape lighting cables and any shallow utility lines. Damage to unmarked lines isn't our responsibility.
How should I water after aeration and overseeding?
Short and frequent, not one long soak, for the first two to three weeks, so the seed never dries out. No irrigation? Ask about our temporary setup.
How long does it take a lawn to recover from aeration?
About one to two weeks, once the plugs break down.
Do you guarantee aeration?
Yes. If the service doesn't produce what we told you to expect, we'll come back and make it right, as long as the watering plan was followed for any overseeding and buried lines were marked.
How much does lawn aeration cost?
Every quote is individualized. Price depends mainly on lawn size, plus terrain, access, and any overseeding, dethatching or temporary irrigation.
What towns do you provide lawn aeration in?
We aerate lawns in Farmington, Unionville, Avon, West Hartford, Simsbury, Southington, Collinsville, Canton, Burlington, Bristol, Plainville, Newington, New Britain, Bloomfield, Hartford, Windsor Locks and Suffield, CT.
